PROPERTY MANAGEMENT
Start Up Fee from £350 or half the first month’s rent (whichever is greater)
Property Management Fee – contact us for costs
Inventory Fee depends upon the size of property and number of bedrooms.
Our Start Up Fee includes: Inspecting the property for valuation purposes Erecting a “To Let” Board if required Web advertising including Fabulets’ website and Rightmove, Findaproperty, Primelocation, Globrix etc Accompanied viewings including evenings and weekends as required Credit checking references Preparing contracts Collection of first month’s rent and setting up standing order for rent due thereafter Collection of damage Deposit and placing it in Deposit Protection Scheme Checking Tenant into property.
Our Property Management Fee includes: Setting up standing order and receiving rent from Tenant Transfer cleared rental payments, less management fee, to Landlord Inspections of property Full management including arranging repairs and paying of invoices for repairs (after receiving go ahead from landlord) Checking Tenant out of property Returning Deposit once evidence received of all utilities paid
Please note: any repairs which need to be carried out under £80.00 will be done without prior consent from the landlord – anything above that will be with the landlord’s consent and two quotes will be obtained.
Our Inventory Fee includes: Preparation of detailed Inventory and Photographic Schedule of Condition Checking and signing Inventory with Tenant at property within 21 days from entry Checking Inventory at end of tenancy and returning Deposit as required
Except where stated, all of our fees are deducted at the start of each tenancy and from the monthly rental.
